In cooperation with the Studentenwerk Thüringen and RKS Ingenieure, Jena the TUM was able to obtain research funds for 2 projects of the Modellvorhaben Variowohnungen framework by Zukunft Bau. Tense housing markets and high demand in particular from the segment of students, trainees, pensioners and refugees in metropolitan areas render the creation of affordable housing indispensable. The Modellvorhaben Variowohnungen aim towards developing and testing architectural, structural and technical innovations for affordable, resilient and sustainable housing.

BIM for planning and construction in existing buildings
Architectural planning and construction in existing buildings accounts for more than 60% of the planning activity. Based on the projects "Conversion of a former dental clinic into student appartments" and „Conversion of a former blood donation center into student appartments“ in Erfurt, methods of building survey in combination with digital representation of relevant building data is examined. In particular the methodology of Building Information Modeling (BIM) and the use for subsequent planning processes will be researched in this context. The aim is to formulate a continuous flow of information from the survey data to all project participants.
Evaluation of sustainability aspects in the revitalisation of existing buildings
The Federal Government's sustainability strategy aims to densify existing residential areas and improve resource efficiency by revitalising existing buildings. However the sustainable building councils DGNB/BNB/NaWoh only provide partial or no usage profiles in order to evaluate and certify sustainability aspects for existing buildings. This problem will be examined on the basis of the two projects "Conversion of a former dental clinic into student appartments" and „Conversion of a former blood donation center into student appartments“ in Erfurt. The aim of this research project is to analyse feasibility and formulate a proposal to modify the profiles of the evaluation systems in regards to existing buildings.
